Terms and Conditions
A & B: When facing the site from the road, the hook up for “A” sites are on the left. “A” sites are best suited for trailers, including 5th wheels. The hook up for “B” sites is on the right side and they are best suited for motor homes, campers, and vans. During high usage season motor homes will be prohibited from booking and occupying “A” sites at FOY discretion.
Adjustments: Guest may extend their stay at the pro-rated price of their new reservation if extended within 3 days of check in. For example a 2 week stay can be extended to a month and only the monthly rate will be due. Electricity is billed for all monthly rate reservations/occupancies.
Cancellation: A $50 fee will be applied to all cancellations for all RV and Dry Camp sites. Monthly reservations who do not give 30 days notice before check in will forfeit their $300 deposit. No exceptions.
Villa- If cancelled before 14 days of check in, a $50 administrative fee will be charged and the balance of the deposit will be returned to the guest. If less than 14 days notice, deposit is forfeited and no refund is due.
Check Outs: A $20 fee will be applied for late check outs. Check out times for RV and Dry Camp is 11am. Check out for Villa, premium, and super premium sites is 10am.
Check In: Villa check in is 3pm. Premium and Super Premium check in is 2pm. All other sites check in at noon. 
Deposits: RV – Reservation less than a month will be charged at time of reservation.  For stays of one month or more a $300 deposit per reservation is required. The deposit will be applied to the amount due at check in. 
Villa – A $500 security deposit is required for stays of any length. The deposit will be released after checkout and inspection. Additional $200 per pet deposit with a max of 2 pets.
Electricity: Meters will be read for all stays of 28 days or more. Payment is due within 5 days of billing.
Mail: Guests may receive mail at the mail room window. Mail should be addressed to 1500 SPA Road, Niland, CA 92257. Do not add a site or villa number. All guests with monthly reservations will be assigned a mailbox if available.
Monthly: A monthly stay is defined as a calendar month.
Occupancy: Rates are based on 2 individuals per site / RV / Villa. Additional overnight guests will be charged at a rate of $3 per day per person. Villa -  $10 extra per day per person. The occupancy count includes all persons, including infants.
Parking: All vehicles must be within site boundaries (2 feet from the edge).
Payment: We accept cash, checks, Visa, MasterCard and Discover. No Amex. 
Pedestal: A 3 foot clearance must be available surrounding the utility pedestal including slide outs.
Pets: RV – Pets are allowed. Guests must maintain control and promptly pick up after pets. 
Villas – Two pets per villa maximum. A security deposit of $200 per pet is required. The deposit will be released after checkout and inspection. Fountain of Youth reserves the right to charge $25 per hour where extraordinary cleaning is required.
Refunds: Checkout before the due out date does not qualify for a refund. In some circumstances guests may receive credit for the next year. Time credit not used within a year will be lost.

This property is privately owned.  The guest accepts camping privileges with the understanding that he does hereby release the Resort, its officers and employees of all liability for loss or damage to property and injury to his person arising out of his use of its RV facilities, and agrees to indemnify the Resort, its officers and employees, against claims resulting from loss or damage to property or injury to the person of any member of the family or guest of the registered guest arising out of the use of its RV camping facilities.  As a condition of residency as either an owner or tenant, or to visit an owner or tenant as a guest or invitee, all such persons expressly acknowledge that photographs, video, media or other images may be taken of such persons and that such images may be used in advertising or promotional materials. As a condition to residency
or visitation, all persons expressly consent to the use of any photographs, video, media or other images of such persons by Fountain of Youth Spa RV Resort and its designated agents and representatives for advertising or promotional purposes without objection or compensation. Such consent excludes minor children without the written consent of the minor's parent or guardian. There is a no
smoking policy throughout the community center and auxiliary buildings and pool/patio areas. Fountain of Youth Spa & RV Resort is a pet-friendly campus, however, pet rules must be observed.
