RUSTED RAIL RV PARK RULES AND AGREEMENT
These Rules are set forward and are to be abided by at all times. Any violation of any of these rules is grounds for eviction from the park. You will be asked to leave immediately and NO REFUNDS will be given. No exceptions.
CHECK IN/OUT TIMES:Â Check in time is from 2:00 p.m. to 9:00 p.m. and check out time is 12:00 p.m. No trailers in after 10:00 p.m. without prior approval.
CANCELATION POLICY:Â All reservations must be made prior to arrival. No refunds will be given for cancellations or leaving early.
QUIET HOURS:Â Quiet hours are from 10:00 p.m. to 7:00 a.m.
PAYMENTS:Â All reservation payments are to be made in advance of your stay through the online payment portal. All guest that are staying longer than 30 days will pay the first month in full along with a $100.00 deposit. The monthly payment of $550 plus your electric charges will be drafted automatically on the 1st of each month on the card you provided. Any declined cards will be subject to a $35.00 fine and $10.00 a day late fee for each day until card is updated and ran for full payment and fees. If payment is not received in full with any fees incurred by the 5th, management may issue a 72 hour eviction notice to the defaulting guest stating that the resident has 72 hours to remove himself and his recreational vehicle from the property. If, at the end of this 72-hour period, the guest has not removed his recreational vehicle, it can be legally towed for confiscation. All guests with unpaid balances will be prosecuted for theft of services.
PROPERTY:Â The maximum occupancy of the RV per site is not to exceed TWO persons. In the event that you should have occasional guests that would exceed the maximum occupancy please obtain prior approval from management. An additional charge of $50.00 a month per person, $25.00 a week or $5.00 a day. Tents are not permitted.
CHILDREN: Children must be supervised at all times. Parents are responsible for their children’s safety and conduct as well as any injuries/damages that they may incur or cause. Unsupervised children who cause disruption for other guests will be asked to leave the park with their entire group.
PRIVACY OF GUESTS: Please respect the privacy of fellow guests. DO NOT walk through occupied sites.
NOTICE: Rusted Rail RV has the right to post all violations and notices of any violation by the Guest outside the RV, including but not limited to Notices of Violation, Eviction Notices, and Notices of Changes to Parking Rules. If the tenant has provided an e-mail address with the park, the latter can also be sent by e-mail and will serve as adequate notice given.
RESERVED SITE: All guests are required to register and reserve their spot online prior to arrival. All guest will need to provide a copy of their driver’s license and will be subjected to a background check prior to arrival. A pictures your driver’s license must be emailed to [email protected] after you make your reservation. Guest will be permitted ONE (1) RV and TWO (2) vehicles per assigned site. All vehicles must be parked off the street in the designated RV lot. Vehicles are not permitted to be parked on the street or in the grass for any reason. If your RV and (2) vehicles length together is longer than the 70 ft pad sites you will only be permitted to park one vehicle on the lot. Rusted Rail does not store vehicles/RVs. Every RV owner is responsible for orderly maintenance of their own site and is required to be kept clean at all times. Do Not Drive Or Park On Grass At Any Time.
RECREATIONAL VEHICLES: All recreational vehicles must be currently registered and maintained in good condition and running order. Rusted Rail only allows recreational vehicles that are 10 years old or newer. Vehicles that exceed this date must be approved and up to date pictures must be provided to management prior to arrival. No RV deemed to be in “poor” condition (i.e. flat tires, badly dented, broken or cracked windows, or in need of paint) will be allowed to remain on premises. All RV’s must be leveled and supported with the proper equipment. A sewer hose “donut” or “L” connector is required. Guests are not allowed to wash campers or vehicles on these premises. No vehicle repairs shall be made on these premises.
AUTOMOBILES: Automobiles must always be parked in designated RV Lot. All automobiles must be currently registered and in good running condition. Issues including but not limited to flat tires, dead battery, leaks, broken windows or is deemed to be in poor condition (includes exterior and interior) may not be parked on premises. All vehicle repairs, maintenance (i.e. oil changes, lubes, etc.), and washing is prohibited. Operation of vehicles inside the RV Park is limited to licensed adults who must proceed with extreme caution. The speed limit is 5 MPH and is strictly enforced. No boats, utility trailers, storage trailers, or auto trailers may be parked on property. All trailers and fifth wheels must be accompanied by a tow vehicle that will remain with the occupant unless there is prior approval from management. Vehicles in violation of these rules or vehicles found to be parked in an unassigned RV site, in the street, or the grass, the RV Park Guest will be charged the daily rate of $50.00 and the vehicle will be towed at the owners’ expense.
WHEELED TOYS: Wheeled toys, skateboards, hover boards, roller-skates, remote control toys and drones, including but not limited to cars or similar device may be operated inside the park. Bicycles must be operated with extreme caution. Minors operating bicycles must always be accompanied by an adult ages 21 years or older with the proper safety attire worn. Bicycles must not be parked on the street and not intrude on other sites. 4 Wheeler's and ATV’s are NOT allowed in the park.
UNREASONABLE NOISE: Unreasonably loud and disturbing noise within the park is prohibited at all times. Quiet time is 10:00 p.m. to 7:00 a. m. No motorcycles, diesel vehicles or other vehicles with louder than normal exhaust may be operated inside the RV park during quiet hours. No generators may be used on premises. All guests should be courteous to other guests; ensuring noise levels are acceptable even during the day. Loud music is not permitted at any time. RV owners shall be responsible for the conduct of their family members, guests and/or visitors while at the park. RV owners, their family members, guests or visitors who create a disturbance or behave in a manner that constitutes a threat or substantial nuisance to other guests will not be allowed to remain on the property. Park guests are responsible for the conduct of their guests. All overnight guests must be registered. The rule is not applicable to noises outside of Rusted Rail or those that are an inherent part of the surroundings. Loud boisterous or drunken behavior is not accepted on these premises, guest will be notified to leave immediately without a refund.
OUTDOOR PATIO FURNITURE: Only outdoor patio furniture and grills may be stored outside the RV site. All indoor furniture, major appliances, and household and cleaning supplies must be stored in the RV. Storage of such item’s underneath, on top or outside the RV is not permitted, including but not limited to deep freezers, tires, boxes ext… No tarps are allowed. No decks or patios area allowed to be constructed at any time. All plants must be potted in proper containers and are subject to management approval of type, size, number, placement, etc. (i.e. not paint buckets or plastic nursery containers). No hot tubs or portable swimming pools are allowed at the site. Outdoor structures and accessories other than awnings designed to be attached to the RV are prohibited including but not limited to sheds, fences, tents, latticework, clotheslines, pools, bedding, appliances such as deep freezers, fryers or window air conditioners. There are is no onsite storage for boats or trailers.
PETS: Most pets are welcome, however, all pets must be leashed and under the physical control of owner/handler at all times. The following dogs are NOT allowed at the park: Pit Bulls, Rottweilers, Huskies and Chow, or any dog that is aggressive towards people or other dogs. Only one pet will be allowed per RV site. Please do not leave your pet unattended or exposed to the environment and surroundings. You MUST pick up your pet’s poop as soon as deposited, including the RV owner’s site. NO EXCEPTIONS! The pet owner is solely responsible for any damage done to persons or property by the pet. Only pets that belong to registered RV guests are allowed on property. All pets must be up to date on vaccinations with proof available of updated shots. Fencing of yards is not allowed. Do not leave your pet tied up outside unattended. Be a courteous neighbor. Barking pets must be muzzled. The fines for not following the pet rules are: First offense will result in a $50 fine. Second offense will result in a $100 fine. If a third offense occurs, you will be asked to vacate the property.
FIRE SAFTY: Fire safety is of the utmost importance. Campfires are restricted to designated areas and may only be made in those areas. A fire extinguisher must be readily available in the RV.
GARBAGE: Garbage should be disposed of in plastic trash bags and placed in the dumpsters provided by the campsite. Littering of the RV Park or the RV Site will not be tolerated. This includes smoking materials. Please use proper receptacles when extinguishing cigarettes and do not throw them on the ground. Please do not allow your trash to be left out overnight. There will be a fine.
SEWER REQUIREMENTS: A sewer hose seal (rubber donut or threaded connector) for your sewer hose is required on all sewer hookups. Do not jam your sewer hose all the way down into the inlet as it can prevent flow from other sites and possibly stop up the line. Sewage and greywater must not run on the ground. No permanent sewer or water connections made of hard pipe are allowed. All guests must use a non-formaldehyde chemical. Black tank valves must remain closed except when dumping. Guests are responsible for any clogging in the sewer line from their RV to the main sewer line. If the cause of the stoppage is found to be the Guest’s fault, the cost of the plumbing bill to clear the line will be billed or added to the guest’s credit card.Â
DO NOT PUT BABY WIPES, GREASE, DIAPERS, PAPER TOWELS, CONDOMS, PLASTIC ITEMS, OR FEMALE SANITARY PRODUCTS INCLUDING TAMPONS DOWN THE RV SEWER LINES. THESE MUST BE DISPOSED OF IN TRASH CANS FOR THE SAFTY OF THE SEPTIC SYSTEM.
WATER: For our RV Park guests, water hookups are available at the utility pedestal. We recommend the use of a water pressure regulator. During the winter months, RV Park guests are responsible for keeping their water hoses thawed from the water spigot to their RV (no exceptions). Rusted Rail RV Park is only responsible for the water line up to the spigot. If the temperature is forecasted to go below freezing (32 degrees) the water will be turned off at the park. Guests are responsible for filling up their fresh water tanks prior to a freeze. Water will be turned back on once temperatures rise above freezing.Â
ELECTRICITY: For our RV Park guests, electricity is supplied at your pedestal. Rusted Rail RV Park will not be held responsible or liable for any damage done to a guest’s RV due to power surges. We recommend the use of a portable surge guard protector. At no time is a guest, their visitors, or third-parties allowed to work on utility pedestals. If you have no power at the utility pedestal, please notify management so they can contact maintenance.
WiFi: WiFi is free and numerous WiFi access points are located throughout the park. WiFi/Internet access is not unlimited. Watching movies, television, streaming videos or music, gaming, downloading or uploading files or pictures, etc. affects the amount of bandwidth offered to all guests at the resort.
DESTRUCTION OF PROPERTY:Â All members or guests that willfully or negligently deface or destroy property or equipment of the park or of any other guest, will be held liable for the full value of the damages.
SITE MAINTENANCE/ APPEARANCE: At no time will an RV Guest allow their RV, Vehicles, or RV rental site to resemble that of a permanent residence. RV Guests agree to keep their RV, Vehicles, or RV rental site in a clean, uncluttered, and sanitary condition. No additional structures, pet fencing, landscaping, gardens, lawn jockeys, large LP gas bottles, temporary or otherwise, will be permitted. Portable folding outdoor lawn furniture is allowed but must be removed from the grass area when you retire for the evening (no exceptions). This Does Not include indoor furniture, clothesline, wading pools, tools, etc. these are never permitted. Outdoor patio rugs/mats are not allowed in the grass, not even breathable mats (no exceptions). Failure of any RV Park Guest to follow this policy is grounds termination of the guest agreement.
LAWN CARE MAINTENANCE: All lawn care maintenance (mowing, edging, weed eating) will be done by Rusted Rail RV park staff or third-party contractors. At no time will an RV Guest be allowed to mow their RV site. Lawn care maintenance will generally start on Mondays with plans of finishing on Thursdays (depending on the weather). It is the responsibility of the RV Park Guests to have all items removed from the lawn and the windows of their personal vehicles rolled up. If unauthorized items are left out on lawn where lawn maintenance can not occur, guest will be fined $50.00.
HAZARDOUS MATERIAL: No hazardous materials may be used or stored on the site, nor disposed of or spilled inside the park at any time. The possession, sale, or manufacture of illegal drugs or drug paraphernalia on the property is prohibited.
SECURITY & EMERGENCIES: For fire, police or medical emergencies, please dial 911.
CONDUCTING BUSINESS IN THE PARK: Any form of solicitation inside the park by any RV Park Guest or a third party is NOT permitted. You may NOT use your RV, vehicle, or any common area in the park to conduct business. Conducting business online is permitted via your personal internet service, as long as you are not using common resort WiFi resources or allowing customers from outside the resort to enter. Going door to door or disseminating flyers is not allowed. You may display permanent advertisements on your vehicle, but not anywhere else on your RV siteÂ
FIREARMS/FIREWORKS/TORCHES/FIRES: The campsite has a zero tolerance for the brandishing and/or discharging of any and all weapons, including BB guns. Discharge of weapons will result in contacting of local authorities and immediate eviction from the park.
LOUD MUSIC: No loud radios or music at any time.
SIGNS: no unauthorized signs or advertising including “For Sale” signs allowed inside park.
ALL PUBLIC LAWS AND ORDINANCES: All public laws and ordinances shall be obeyed within the park. The RV owner will notify management should it be necessary to call local enforcement. If the sheriff or police come out for any reason, at our discretion, regardless of circumstances or innocence, if you are asked to leave, you must vacate the premises without refund.
RISK: Rusted Rail RV Park management reserves the right to evict (without a refund) or refuse entry to any person who has displayed a disregard for the rules without a refund. Guests and their visitors agree to use the campground at their own risk. Rusted Rail RV Park Management and the owners are not responsible for damage, injury or loss to persons, pets or property. We reserve the right to make changes to the rules, regulations and fees that we deem necessary.

I SWEAR AND/OR AFFIRM THAT THE INFORMATION PROVIDED HEREIN TO RUSTED RAIL RV PARK IS TRUE AND CORRECT. AS A RESIDENT OF RUSTED RAIL RV PARK, I FULLY UNDERSTAND AND ACCEPT THE RULES AND REGULATIONS OF THE PARK (INCLUDING THE FORE GOING AND TIIE RULES PROVIDED). SITE MAINTENANCE/ APPEARANCE: At no time will an RV Guest allow their RV, Vehicles, or RV rental site to resemble that of a permanent residence. RV Guests agree to keep their RV, Vehicles, or RV rental site in a clean, uncluttered, and sanitary condition. No additional structures, pet fencing, landscaping, gardens, lawn jockeys, large LP gas bottles, temporary or otherwise, will be permitted. Portable folding outdoor lawn furniture is allowed but must be removed from the grass area when you retire for the evening (no exceptions). This Does Not include indoor furniture, clothesline, wading pools, tools, etc. these are never permitted. Outdoor patio rugs/mats are not allowed in the grass, not even breathable mats (no exceptions). Failure of any RV Park Guest to follow this policy is grounds termination of the guest agreement.
LAWN CARE MAINTENANCE: All lawn care maintenance (mowing, edging, weed eating) will be done by Rusted Rail RV park staff or third-party contractors. At no time will an RV Guest be allowed to mow their RV site. Lawn care maintenance will generally start on Mondays with plans of finishing on Thursdays (depending on the weather). It is the responsibility of the RV Park Guests to have all items removed from the lawn and the windows of their personal vehicles rolled up. If unauthorized items are left out on lawn where lawn maintenance can not occur, guest will be fined $50.00.
HAZARDOUS MATERIAL: No hazardous materials may be used or stored on the site, nor disposed of or spilled inside the park at any time. The possession, sale, or manufacture of illegal drugs or drug paraphernalia on the property is prohibited.
SECURITY & EMERGENCIES: For fire, police or medical emergencies, please dial 911.
CONDUCTING BUSINESS IN THE PARK: Any form of solicitation inside the park by any RV Park Guest or a third party is NOT permitted. You may NOT use your RV, vehicle, or any common area in the park to conduct business. Conducting business online is permitted via your personal internet service, as long as you are not using common resort WiFi resources or allowing customers from outside the resort to enter. Going door to door or disseminating flyers is not allowed. You may display permanent advertisements on your vehicle, but not anywhere else on your RV siteÂ
FIREARMS/FIREWORKS/TORCHES/FIRES: The campsite has a zero tolerance for the brandishing and/or discharging of any and all weapons, including BB guns. Discharge of weapons will result in contacting of local authorities and immediate eviction from the park.
LOUD MUSIC: No loud radios or music at any time.
SIGNS: no unauthorized signs or advertising including “For Sale” signs allowed inside park.
ALL PUBLIC LAWS AND ORDINANCES: All public laws and ordinances shall be obeyed within the park. The RV owner will notify management should it be necessary to call local enforcement. If the sheriff or police come out for any reason, at our discretion, regardless of circumstances or innocence, if you are asked to leave, you must vacate the premises without refund.
RISK: Rusted Rail RV Park management reserves the right to evict (without a refund) or refuse entry to any person who has displayed a disregard for the rules without a refund. Guests and their visitors agree to use the campground at their own risk. Rusted Rail RV Park Management and the owners are not responsible for damage, injury or loss to persons, pets or property. We reserve the right to make changes to the rules, regulations and fees that we deem necessary.
AFFIRMATION
I SWEAR AND/OR AFFIRM THAT THE INFORMATION PROVIDED HEREIN TO RUSTED RAIL RV PARK IS TRUE AND CORRECT. AS A RESIDENT OF RUSTED RAIL RV PARK, I FULLY UNDERSTAND AND ACCEPT THE RULES AND REGULATIONS OF THE PARK (INCLUDING THE FORE GOING AND TIIE RULES PROVIDED). I AGREE TO VACATE THE PREMISES AT THE REQUEST OF MANAGEMENT, WITHOUT A REFUND, IF I VIOLATE TIIESE RULES AND REGULATIONS.
TAKE RESPONSIBILITY
I SHALL HOLD RUSTED RAIL RV PARK HARMLESS FROM AND AGAINST ANY AND ALL CLAIMS, DEMANDS, COSTS, AND EXPENSES ARISING FROM ANY AND ALL DAMAGES OR INJURIES CAUSED BY FIRE, WATER, WIND, CIVIL STRIFE, THEFT, ACTS OF GOD, OWNER AND/OR RESIDENT ACTIONS OR INACTIONS (OR THOSE OF THEIR EMPLOYEES, AGENTS, OR INVITEES), OR ANY OTHER CAUSE RELATED TO RESIDENT'S USES OR OCCUPATION OF THE RV PARK.
